We appointed JLES to complete the complex Section 278 works on this scheme, which required night-time works, significant traffic management and extensive engineering supervision and management. As JLES work on a fixed fee, lump sum cost model, we were able to utilise their consult and construct turnkey offering and achieved sign off on the S278 works with ZERO Bellway internal resource used. We have now engaged JLES on several complex schemes, having the ability to offload sites to an outsourced company who take on all of the hassle and risk – it’s the perfect solution for us! We have worked with JLES’ Northern region on multiple projects to progress our sites to adoption, we have previously had issues with main contractors cancelling last minute & being unable to facilitate the scope of works, which was putting our adoptions projects to a halt. Since working with JLES, we have achieved adoption of multiple highways and sewers. The process is organised and managed well, from initial contact to the completion of works the management team keep in touch at all stages and ensure our team is updated. Due to a shortage of in-house resource and a general push by our management to reduce bond liabilities, we engaged with JLES who successfully achieved the vesting certificated in a timely manner. The bond on this site was very old and progress was proving to be slow because of our lack of resource. However, JLES made the whole process easy, and we knew that we could rely on them without micro-manging, so we were able to focus on our current and upcoming projects. Because of the reduction in the bond liability and the benefits we experienced as a team, I would have to rate JLES 10/10 for the quality of works and performance on this project.

JLES have successfully progressed multiple sites of ours to adoption in the past, so when a scheme which was many years old and had a lot of alternations made by residents came to our attention, we knew JLES would be the best contractor to deal with this on our behalf. We were struggling to secure adoption of the drainage system on this large post-build site and engaged with JLES to utilise their expertise and their great relationship with the adopting authority. The site required remedial works, and the changing requirements of the adopting authority made the process to complicated for our internal resource to handle. JLES completed the remedial works to a high standard and the adoption certificate was issued in a timely fashion, as JLES was able to cut through the adopting authority’s process. The friendly and personal approach JLES provide makes working with them enjoyable and simple. I am very impressed with the level of works carried out by JLES.

We have a lack of internal resource so struggle to progress adoptions inhouse, this site was a long standing S104 site, and I knew from previously working with JLES that they would be able to achieve adoption of the sewers. JLES provide a step-by-step structure along with a fixed fee which they stick to, it is an efficient process and the completion of the S104 works didn’t only achieve adoption but also released the bond and allowed for the next phases of the development works to be completed to the local & water authorities satisfaction. They have a great relationship with both authorities which contributed to the progression of this site and the clear, regular reporting took away the hassle & fuss which usually comes with these types of projects.

O&H properties – Technical Manager

JLES facilitated the immediate adoption of the sewer network throughout the entire scheme and have completed the remedial works and final surfacing to 4 phases of the project, achieving sign-off by Coventry City Council. All works were completed on programme and with very little resource expended by Taylor Wimpey, resulting with the scheme being placed onto its maintenance period. We are looking forward to them concluding the remaining phases and achieving final adoption of the scheme in the near future.

We appointed JLES to progress the sewers to adoption and undertake the final surfacing and estate completion works via their fixed fee – zero extras package. All works were completed 3 months ahead of schedule and they even managed to progress the sewers straight to vesting with no maintenance period. JLES’ constant on-site presence proved very beneficial in dealing with any urgent queries for our residents, I would recommend them to other developers.

We utilised JLES Group’s Post Built Adoption Package on our legacy development in Milton Keynes which required the road & sewers being brought up to an adoptable standard including drainage, street lighting installation and final surfacing of the adoptable carriageway.
