Our experiences tell us that once the final plot on a development is built out, a continued developer on site presence to complete site infrastructure works can cut into their commercial margins and resources substantially.


The JLES Post Build Package (PBP) sees us assume complete responsibility for the remaining infrastructure works of a development, immediately after the units are complete. We then take the site to its proper conclusion, fulfilling all Section Agreement obligations on the client’s behalf. This allows our client to focus on their next new scheme in the comfort of knowing that their adoption responsibilities remain a priority of JLES.

Design, Build and Adopt

Our Design-Build-Adopt offer enables our clients to benefit from a completely hassle free approach to addressing a development’s engineering and infrastructure requirements.

This service allows our clients to remain focused on delivering their product (houses, commercial units, unlock land) without having to waste vital internal resource providing roads, sewers and service utilities. This is an operation which we recognise is often seen by developers as a necessary yet complex and resource zapping process yet conversely is something we specialise, excel and thrive in undertaking.

Design and Preparation
Upon receipt of a schemes layout we can work closely with a client (or at arm’s length) to design and obtain technical approval of a value engineered solution to a project's site infrastructure requirements. We will ensure all necessary legal agreements (Section 38, 278, 104 Adoption Agreements) are put in place and executed. We can also offer to have JLES named as the contractor and as such provide our own bond to the Adopting Party.

In this stage we assume the role of Principal Contractor to deliver a sites infrastructure on an all risk basis within a specified timeframe for a fixed guaranteed fee. We only hand the responsibility of a site back once all necessary enabling / infrastructure works are satisfactorily complete in order to enable our client to commence immediately with their build delivery or site disposal strategy.

Upon conclusion of a client’s build program we then resume Principal Contractor status and complete all outstanding works to the roads and sewers. The completion of this works triggers our pursuit of the transfer of the long term maintenance and liability to the Water Company, Local Authority or Management Company (where private / unadoptable).
