Our identity and market presence has undoubtedly been established through our association and almost exclusive activity in providing a specialist function associated with Road, Sewer and Public Open Space Adoptions.
Understanding Adoptions & Our Involvement
Land development can be a lengthy and intense process requiring the involvement of numerous parties.
The `Adoption` of a site is generally the last and remaining operation required before a development project has been truly completed. `Adoption` it is the terminology used to describe the transfer of a road, public open space or sewer (Site Infrastructure) from the ownership and responsibility from the landowner / builder to the local council or water & sewerage company respectively.
During the conception and design stage of a development project an agreement / contract (Section 38 Highways Act, Section 104 Water Industry Act) is entered into by the landowner and or developer and the relevant adopting authority that once the site is built adoption will take place.
Adoption is however not a process that is automatically undertaken upon completion of the build stage of a project. JLES is dedicated to facilitating adoption by working with all associated parties to complete the necessary pre adoption inspections and works to bring the road, sewer or public open space to an acceptable standard to allow adoption to take place.
Adopting Authorities all have their own criteria and list of specifications that require fulfilling before they will agree to allow the adoption to take place. Bringing a scheme to an acceptable standard of the local authority or water company requires a very specialist range of skills and resources which JLES provides to its clients.
